With the keys clearly in view and you know that your family wants the memories, some buyers are clearly not tuned into the real market we have here on 30a and they will miss the dream.
Markets are cyclical. Always have been. Always will be. And 30A is no exception.
When the cycle turns, the pattern is predictable:
buyers disappear → sellers start stacking inventory → prices fall → buyers eventually return → pricing stabilizes → homes begin clearing again.
We are now squarely in that “buyers are returning, but sellers still remember the pain” phase. Demand on 30A has returned to normal 30A levels. That’s the key. Not 2021 insanity — normal. And the data shows pricing is still drifting down off the silly peak, but the rate of decline has slowed dramatically. The bottoming process is underway.
Here’s the real problem:
Buyers think “making offers” and “buying a home” are the same thing. They’re not. Not even close.
What we’re seeing now is a wave of low-effort, low-belief offers — the kind that waste everyone’s time and won’t buy you anything except a participation trophy. It’s about as productive as a round of Trivial Pursuit. Fun for the players, irrelevant to the outcome.
Sellers, on the other hand, are starting to regain their footing. They’re seeing real traffic, real showings, and real demand returning — and they’re responding exactly how seasoned 30A sellers behave at this point in the cycle:
They are tightening up, getting firm, and willing to wait.
And waiting pays off in this phase.
Here’s a real example from our side of the table:
We had a listing where we pushed early — repeatedly — for a major price correction. The sellers didn’t move then, but they moved later with another agent. They finally made the adjustment and the property is now going under contract…
for $1,499,000 less than the original list price from three years ago.
That’s how much this market changed. But that phase is ending.
And here’s the truth buyers need to hear:
Real buyers — the ones who actually want a home and not just a story to tell — are making real offers now.
Not “maybe if lightning strikes” numbers.
Not doom-and-gloom narratives pulled from one anecdote.
Not lowball fishing expeditions meant to “test” a market that has already tested you back.
This is the point in the cycle where:
Sellers gain confidence.
Buyers face the reality that fantasy numbers won’t buy property.
Inventory levels off.
Prices stabilize.
Actual deals start happening — quietly, steadily, predictably.
The buyers who stay stuck in last year’s psychology will watch other families enjoy the homes they thought they could steal.
The buyers who align with what the market is actually doing — not what social media is scaring them into thinking — will be the ones holding keys at the end of this cycle.
And they’ll be glad they acted.
